The services we provide to our clients have as a basic principle the trust between Administrator and Administered, good faith, and the professional experience acquired over the years. As a primary function, we understand that coexistence is the most precious asset of any Community, so we will always strive to promote it and mediate for the harmonious coexistence of the owners. 

Document management system

Everything organized

Online document management system, where owners will have access to the general information of the Community (calls, minutes, account statements, etc.), all through a personal and secret key that must be entered to consult the information of their Community.

Professional task

  • Emergency / breakdown attention on weekends.
  • Drafting and management of calls for Ordinary and Extraordinary Meetings, at the request of the President or any legally entitled person.
  • Sending the accounting status of income and expenses, accompanied by the call for the Ordinary Meeting, so that the co-owners attend well-informed of the movements during the exercise, in order to deliberate on them.
  • Before the Ordinary Meeting, we invite the owners who wish, during office hours, to review the accounting.
  • Personal attendance of the Administrator at the Meetings. Recording of the Meetings.
  • Act, if applicable, as Secretary of the Meeting and keep the community documentation available to the owners.
  • Drafting of Meeting Minutes, reflecting the agreements adopted.
  • Informing absentees of the Meeting agreements.
  • Execution of the agreements taken by the Meeting in coordination with the Board of Directors or those expressly delegated.
  • Comprehensive accounting management and fulfillment of tax obligations: This function consists of making both income and expense entries, as well as advising the President and Co-owners on the development of economic items throughout the accounting year. Submission of model 347 and those that apply.  
  • Reporting the accounting status in a timely manner and advising on the best managements to meet the expense plan: The goal is maximum savings without losing service quality.
  • Issuing receipts to the owners as indicated. Making payments and collecting as appropriate.
  • In our offices, cash payments are not accepted, so that all movements go through the bank account as proof of transparent management.
  • This service is also offered via the Internet, so regardless of the usual written notification system, you can enjoy, at no charge, the new service through which you will have access to the general information of the Community (calls, minutes, account statements, etc.), all through a personal and secret key that must be entered to consult the information of their Community.
  • Our offices have a meeting room equipped with a retroprojector and videoconferencing. Specific advice on procedures against defaulters. For this, we have a Legal Service supervised by Lawyers with recognized experience, who analyze each case personally and particularly.
  • Ensuring the proper order of the building, facilities, and services, and making the appropriate warnings and notices to the owners.
  • Control of compliance with the various maintenance companies (elevator, cleaning, sanitation...) of the agreed and contracted terms.
  • Attending to the conservation and maintenance of the Community, arranging ordinary repairs, and for extraordinary ones, taking urgent measures, immediately informing the Board, and/or the owners if applicable.
  • Diligent execution of the agreements adopted in matters of works. Regular visits to the building for control and follow-up of the agreements adopted in the Meeting.
  • Drafting of Internal Regulations or Rules.
  • Drafting of Statutes.
  • Each Community has the personal attention of the Administrator and a duly qualified Administrative Secretary. For owners who do not reside on the island, we offer to schedule appointments with the Administrator through videoconferencing.
  • Follow-up of claims with insurance companies.
  • Advice on Data Protection Law and Occupational Risk Prevention. Preparation of agreement and debt certificates.
  • Suppliers: in an exercise of maximum transparency, we understand that it corresponds to the President and the Board of Directors of each Community to choose the Suppliers. Our team will provide all support and collaboration, as well as advice on alternative budgets.
  • Advising the owners on current legality, as well as their rights and obligations, so that the owners have the security and tranquility of living within the legal framework.
